Overview
In 2023, the Regulator for Social Housing published the key risks and challenges facing the social housing sector. The department set out that, high inflation, higher borrowing, costs, and a declining housing market threatened to weaken the sectors capacity to help vulnerable tenants. These have been exacerbated by the cost-of-living crisis, with vulnerable tenants being hit the hardest. In light of this, now is a crucial time for housing associations and local government to work to ensure the best future for their most vulnerable tenants. Through joined up partnership working, vulnerable tenants can be provided with wrap-around support to aid financial difficulties, gain access to safe homes and live healthy independent lives.

  • Only 40% of people living with long-term illness or disability within social housing were satisfied with their accommodation and the services provided, as reported in the English Housing Survey
  • 27% of social renters found it difficult to pay rent between 2022/23, according to the English Housing Survey
  • One in three (33%) of people with mental health problems were unhappy with their home, as reported by Mind
